Privacy Policy

Draft for legal review. This document is a comprehensive draft prepared for HomesRun. It is not legal advice and has not yet been reviewed by a licensed attorney. HomesRun must have it reviewed and approved by qualified counsel before relying on it.

This Privacy Policy explains how HomesRun (“HomesRun,” “we,” “us,” or “our”) collects, uses, shares, and protects information when you use the HomesRun application, websites, and related services (the “Service”). It should be read together with our Terms of Service. By using the Service you agree to this Policy.

1. Information We Collect

Information you provide

  • Account and profile data. Your name, email address, password (stored only as a salted hash), account name, the members you invite, and their roles.
  • Home and property data. Property addresses, details, documents, photos, tasks, checklists, contractors, associations, utilities, inventory, and the notes you record about your homes.
  • Sensitive vault data. Home access information you choose to store, such as gate, alarm, and lockbox codes, and similar credentials. You decide what to enter.
  • Financial data. Bills and home-related expenses you record about your homes.
  • Communications. Messages you send to support, questions and prompts you submit to the AI assistant, and content of email you forward into the Service.
  • Payment data. If you subscribe to a paid plan, billing details are processed by our payment processor. We receive confirmation of payment and limited details such as the last four digits of a card; we do not store full card numbers.

Information collected automatically

  • Usage and device data. Log data, IP address, browser and device type, pages and features used, and timestamps, collected to operate and secure the Service.
  • Cookies. We use a strictly necessary cookie to keep you signed in. We do not use advertising cookies.
  • Error and diagnostic data. When something goes wrong, technical error reports are collected to help us fix it.

2. How We Use Information

  • to provide, maintain, secure, and improve the Service;
  • to authenticate you, operate your account, and keep each account’s data isolated from others;
  • to power features you use, including reminders, alerts, the AI assistant, document handling, and financial tracking;
  • to process subscriptions and payments and to send service-related messages such as verification, security, and billing notices;
  • to respond to support requests and communicate with you;
  • to detect, investigate, and prevent fraud, abuse, and security incidents; and
  • to comply with legal obligations and enforce our Terms.

We do not sell your personal information, and we do not use your content or the data you store to train our own or third parties’ general-purpose AI models.

3. Sub-Processors and Sharing

We share information with service providers (“sub-processors”) that process data on our behalf to deliver the Service. They are bound by contract to protect the data and to use it only for the purposes we specify. The current sub-processors are:

  • Anthropic— AI processing. When you use the AI assistant, the prompt and the relevant home data needed to answer it are sent to Anthropic to generate a response.
  • Resend— email delivery. Used to send transactional email such as verification links, password resets, and notifications.
  • Twilio— messaging delivery. Used to send text message reminders, alerts, and notifications when you enable them.
  • Sentry— error monitoring. Receives technical error and diagnostic reports so we can detect and fix problems.
  • Cloudflare— infrastructure, content delivery, object storage, and security. Helps serve the Service, store uploaded files, and protect against attacks.

We also use a hosting and database provider and a payment processor to run the Service. We may share information when required by law or valid legal process, to protect the rights, safety, and security of users, the public, or HomesRun, and in connection with a merger, acquisition, or sale of assets, in which case we will notify you of any change in how your information is handled.

4. How We Protect Sensitive Data

Sensitive vault entries such as access codes are encrypted, and data is transmitted over encrypted connections and stored with access controls that keep each account’s data separate. Passwords are stored only as salted hashes. Access to production systems is limited to those who need it. No method of transmission or storage is completely secure, however, and we cannot guarantee absolute security.

5. Data Retention

We retain your information for as long as your account is active and as needed to provide the Service. When you delete specific items, they are removed from the active Service. When you delete your account, we delete or de-identify your personal information within a reasonable period, except where we must retain limited information to comply with legal, tax, accounting, or security obligations, to resolve disputes, or to enforce our agreements. Residual copies may persist in routine backups for a limited time before they are overwritten.

6. Your Rights and Choices

Depending on where you live, you may have rights to access, correct, export, or delete your personal information, and to object to or restrict certain processing. HomesRun supports these through the Service:

  • Access and correction. You can view and edit most of your information directly in the app.
  • Export.You can export your account data from the app’s data export tools.
  • Deletion.You can delete individual records, or delete your account, which removes your personal information as described in “Data Retention” above.
  • Communications. You can manage reminder and notification preferences in your settings. We will still send essential service messages such as security and billing notices.

To exercise a right that is not available in the app, contact us at privacy@homesrun.com. We will not discriminate against you for exercising your privacy rights. If you invite members to your account, you are responsible for handling their information appropriately within the account.

7. Children

The Service is not directed to children under 13, and we do not knowingly collect personal information from them. If you believe a child has provided us information, contact us and we will delete it.

8. International Users

HomesRun is operated from the United States, and the Service and its sub-processors may process and store information in the United States and other countries. By using the Service you understand your information may be transferred to and processed in countries whose data protection laws differ from those of your country.

9. Changes to This Policy

We may update this Policy from time to time. When we make a material change, we will update the “Last updated” date and provide reasonable notice, for example by email or an in-app notice. Continuing to use the Service after a change takes effect means you accept the updated Policy.
